Project # 1 Make Fridge Fit

Andrew was so excited to get started on fixing things he tore apart my cabinets the first day we moved in! Of course my fridge wouldn't have fit if he hadn't :) But seriously something needs to be done with those cabinets! They are in horrible shape, and there is light blue or 80's floral contact paper on every shelf!

Today's Projects

I love the new vinyl floor in here! The carpet was really badly stained and made it seem a lot smaller, I can't wait to turn this into my laundry room :)

The girls' footprints by the front stoop

The new carpet!

Ady's Room Before During and After

Ady's room - carpet is filthy!

Andrew is not so into pink...but it's Ady's room...and I get to pick all the inside colors :)

Love it! We tore out the carpet, it was pretty bad

Looks so much better with brand new carpet!

Living Room Before During and After

Plain white walls - when we bought this house I pictured this in a dark green with one of Andrew's stainless art pieces.

I love the colors in our condo, so I really wanted a tan on this wall

It's tan, but looks a little more gold in this pic

Yes! Dark Forrest Pine! Can't wait to get up some stainless art :)

Master Bedroom Before During and After

Plain white closet, no doors

Nice big window, with a view of blackberry bushes

Halfway through painting!

Joelle helping out painting! She was great!

Andrew finishing up the trim

I love the color! Sweet Tea - I was originally only going to do 2 walls, but Andrew loved it so much he convinced me to do all four...and look, no blackberry bushes! And beautiful new carpet!

It looks SO much better painted...and with the new carpet

Paint chipping and blackberry bushes outside the window

There was a wall paper boarder that we ripped down

New carpet, new paint ah!

Painting Party Day 2!

We got a lot done today. We painted the entire hallway, 2 coats, and the living room and dining room with 2 coats!

There is still one wall in the dinning room left, a second coat in the guest bathroom, a third coat in Ady's room, the kitchen, and the master bathroom.

This is our lovely dinning room before paint...

Our living room before paint and before new carpet...

Living room and dinning room in the process of painting...more pictures to come later as we didn't quite finish all the walls. Joelle has been a huge help to us! I am so happy with the color that we chose!

I put the girls in the room that is going to eventually be the laundry room., Ady enjoyed eating her lunch with Sierra

The back fence had fallen down and that was one of the projects that Andrew wanted to finish before we move in.
It looks so good! Almost done, only 2 more boards.

Let's Get This Party Started!

Today we spent the entire day out at the house getting things painted. I feel like I got off to a slow start, but in the end we did 2 coats in all the bedrooms and 1 coat in the bathroom. Hopefully we can get more done tomorrow.

Sierra's room had a wallpaper boarder and bluish-purple walls that were poorly painted. It was a lot of work to get all that wallpaper off.

I LOVE the color that we chose for Sierra's room. We had friends come over to help us get some of the painting done!

There is a park right out the back gate - it was a great place to take a break before dinner.

Sierra at the new house! Happy day :)

The Stackpoles came over to play with the girls while I painted. It was great to have them there!

Dinner time!
The master bedroom, everyone really liked the color - Sweet Tea - I almost didn't get it because the name sounds like it would be more orange, but I am really happy with it and Andrew is too :)

Joelle is the painting expert! She gave us a ton of tips on painting and helped us get a ton of it done!
Andrew was pretty excited that he got to use the lawn mower that we bought last summer :)

New House!

Last night we got the keys to our new house! We all ate dinner on our very own deck outside!

Sierra had fun being outside with the family.

Ady liked that she could bring her Dora chair.

Ady got to play with her toys while we painted in her room.

Andrew is not too into the color pink :) But I LOVE the color that I chose for Ady's room!

I think that it looks really good! And yes the floor is just plywood - Andrew ripped up the carpet since we're replacing that later this week.

We have the keys!!!

It's official!! The house is ours and we have the keys!!! I'm so happy!! Andrew went out and bought some paint today and we started painting Ady's room. I'm really pleased with the color that I picked too, it makes such a difference to go from white to pink. I'm excited to get all the rooms painted! Then get the carpet replaced! It is going to look so much better in there by this time next week :)

Tomorrow

Tomorrow should be the day! For real! We signed the paperwork that says we'll have the interior paint, carpet and cabinet repair all done by next week. Our lender told us that escrow is going to fund tomorrow then the title company records and the keys are ours!!

Days to close: 1!!

Final Repairs

I had been hoping that we would have our keys by now, but there is always something that seems to delay the final closing. As mentioned previously there are 7 things listed on the appraisal that need fxing before our lender with grant us the funds. Everything is now done except:

1. Carpet cleaning or replacement
2. Repair/replacement of cabinet doors/drawers
3. Interior paint

On Monday we sent our lender the notification that everything else was done and requested that they send out the appraiser for a reinspection so we can get our keys and start on the aforementioned repairs.

We waited...and waited...and waited...and waited. Finally yesterday (Wednesday) we heard from our lender that they are not going to send out the appraiser until after ALL the work is completed, ok great, so can we get our keys now then? No. They also told us that we had to submit a plan for when we are going to have all the repairs complete, great, I'll do that right now! But hold on a second, they also needed a writen quote on what it is going to cost to repair or replace all the carpet! What?! We don't have the keys yet so we can't let anyone in to give us a quote!?

So our lender told us they called someone down here and gave them the approximate square footage and they were going to send a quote by the afternoon to our lender! Great, I'll have everything else ready...by 3:30 they still hadn't received anything, so since I had gotten a verbal quote from one company, and he had gotten one from another we just sent everything in with the verbal quotes. Hopefully that's all that is needed and it will go through now!

We're not sure what exactly the next steps are at this point, but we are really hoping to have our keys by tomorrow since that's the close date!! I've already contacted a few people who are on stand-by to come out this weekend and help with paint!!

Days to Close: 1!! Tomorrow!!

Only One More Step!!

Today we got the confirmation that the siding has been done! The roof has also been done and the certification has been received! The only thing left is for the appraiser to go back out and confirm that everything is done, the lender then "presses the magic button" and we get possession!!

Roofing Certification

Today the roof got certified for 5 years and cleaned! We are one step closer to getting our keys! The siding repair is scheduled for Monday, once that is complete we can get the keys! Our lender notified me today that 2 weeks after we close we have to have all 7 of the requirements complete:

1. Exterior paint repairs - complete
2. Outlet covers - complete
3. Drywall repair/Interior paint - we are going to buy the paint tomorrow!!
4. Carpeting cleaning/repair - we are price shopping tomorrow so we can set up an install as soon as we get the keys
5. Cabinet repairs - we are running to the restore store to get some temp doors and drawers
6. Siding repairs - scheduled for Monday
7. Roof certification and cleaning - done!

So all we have to do is the paint, carpet, and cabinet repairs! And we get to pick everything ourselves :)

New Closing Date

Today we were supposed to close, but the repairs still have not been done :( The new closing date is next Friday, which is still only a little over a week away, but it would have been nice to go over there this weekend to start painting! The siding repairs are scheduled for Monday and the roofing repairs are also scheduled, not sure when though. We should be able to paint next weekend and then move in the following week!

Days to close: 8!

Tomorrow!

We got a hold of the title company today and set up a signing time for tomorrow afternoon!! Once we sign all that's left is for the bank to complete the repairs and we can get our keys! Hopefully they'll get that done this week so we can get started on paint and carpet :)

My realtor wrote up an addendum to move the close date in case they don't get the repairs done by this week :(

Days to close: up to 11!
