Two More Steps

And we're done!

We're down to the last few things that need to be finished up before we get our keys! The loan docs are ready for signing and we could get that done as early as Monday!

The bank has received two quotes for repairs on the siding, and two quotes to certify the roof for 3- years! Now they just have to pick who they want to do the work and send them out. Once the work is complete the appraiser goes out to verify and we're done!!

The close date is August 4, hopefully all the work can get done by then and we can get our keys!!!

Days to close: 5!! (Hopefully :) )

One Week!!

It's getting closer and closer, but there is always something that needs to be done. The only two repairs that are needed now are the siding and the roof. Like I mentioned before one of the 2 contractors can warranty the roof for 5 years, but the other one can't. Apparently the bank requires that you have two bids for the warranty work! What?! Now we have to wait for another roofing bid...this is just crazy I wish they would start the work already!

As far as the loan goes they have all the paperwork ready and all we are waiting for now is setting up a time to go and sign! Yeehaw!

Count Down!

We're getting so close now! I can't believe that there are only 10 days left! The repairs haven't been made yet, they are waiting on one last bid then they can begin. our lender is pushing through all the paperwork as though the repairs have been done, she even said we can sign prior to it being reinspected!

Since we get to do the flooring ourselves we are going to just put linoleum in the to-be laundry room. We also went to Costco the other day and they have bamboo flooring! I would love to have bamboo in the rest of the house! It'll be pretty costly, but some day :)

Roof Repairs

Today my realtor called me and said that the company who went out and gave us the bid on repairing half of the roof said they will not warranty it for 3 years as the whole thing needs to be replaced! Ah! What?! So they are sent someone out for a second opinion. She called me again tonight and told me that the second company can warranty for 5 years! even better!

The even bigger bonus is that she thinks the bank might pick up the repairs to the siding and getting the warranty! That would be awesome as it's $1200 for both of those things. We're definitely getting closer and closer to closing, and I still have a ton of packing to do :)

Condo

When we first started thinking about buying a house the biggest thing we had to consider is our condo. We decided to rent it. We haven't put too much work into this yet, our association has to review and approve any lease that we write. I wrote one up and they will review it at their next quarterly meeting which is at the beginning of August, once approved we have 90 days to rent it out.

Well today I got a call from our realtor, she has some girls that she mentors that are looking for a place to rent starting in September!! They want a 3 bedroom 2-3 bathroom home in the price range we are asking for! Plus they want something that's in the Murray Scholls area which is exactly where we are! Wow! Andrew and I haven't been stressing about this at all! So if this works out it would definitely be a God thing!

*Hiccup*

It feels like every time we turn around there is something else that makes this whole house buying experience just a little more stressful. There are only two more repairs that need to be done before we can get our loan and get this house! The siding needs to be repaired and we need a 3 year warranty on the roof and it needs to be treated.

Today we got the bids from the seller on the repairs (so we can chose which one we want to do the work) and the bid they had showed that half the roof was being replaced! What! We do not have that kind of cash sitting around! So I called my realtor and she said that what happened was the bank sent out someone to give a bid on the repairs and they just wrote an estimate for all the work they thought should be done! So that was a huge relief, now we just have to wait to get a bid on what actually needs to be done.

Things are slowly moving forward! I am packing as many boxes as I can each night and I have even started to pick out paint colors :)

Playing!

Today we went out to the house to measure some things. The girls had fun playing while we were there! Only a few more things need to be fixed before we can start the loan paperwork! They already repaired some of the drywall and replaced a mirror. Now all they have to do is get the roof inspected and replace some of the siding.

Repair Results

So today we got the information back on what needs to be repaired! I feel like things are moving as slow as molasses, but as long as we get in by the beginning of August I'll be happy :) There were seven things that need to be fixed:

1. Repair of the defective paint – 1974 house, some of the exterior paint is chipping and needs touch up. Easy!!

2. Cleaning and/or replacement of soiled carpeting – bedrooms only. We are planning on replacing the carpet prior to moving in and our broker told us that could be done after closing within a week, then have the appraiser come out to confirm completion. Easy!!

3. Repair of the cabinets – there are some drawers and doors missing – that can also be done after closing. Not as easy, but still yay!!

4. Replacement of outlet covers – um hello EASY!!

5. Repair of drywall and interior painting – we were planning on painting also prior to moving in and there is only one hole in the drywall that needs repair. This is also something she said could be done after closing. Super easy!

6. Repair of siding damage – there is some dry rot on the siding in the back, we can’t do this ourselves and it has to be done prior to closing L The seller will have to do this and they may take away some of our closing costs credit because of it!

7. Roof inspection by contractor and treatment of any/all moss on the roof – again we can’t do that ourselves and it has to be done prior to closing.

So really only 2 things that would cost significant amount of money that could be taken from our closing costs. Hopefully it won’t cost too much to do all those repairs!

Underwriting Manager

Today I heard from my lender that the underwriting manager and owner have the appraisal for review right now. She felt like the appraiser picked the home apart! Which I guess is good news, because she thinks it is silly that he put the carpets need to be cleaned on there. That makes me feel a lot better since we were going to replace the carpets anyway. Now we just have to wait and see what underwriting really thinks needs fixing.

Also my realtor confirmed that the actual close date is August 4th, but the bank is hoping to close early!

Days to close: 24...wait?! Only 24 days!!

Appraisal

Today the appraisal came in. It was a lot better than what I thought, there were some issues that weren't even mentioned on the appraisal! But there was still a lot there, some of the items I think are just cosmetic and shouldn't affect FHA's ability to give us the loan, like the fact that the carpet is badly stained, and there are no doors on the master bedroom closet. But there are some issues that I know will have to be fixed like the rot on the siding, some nails sticking out of the fence, and the paint that is chipping on the interior and exterior (especially since it was built prior to 1978, which was the year that lead paint was no longer allowed to be used).

Now the appraisal goes to underwriting with our lender and we see what they say needs to be fixed. It doesn't seem like there will be too much! But we'll see when it comes back!

I'm getting pretty excited to get into a new house, but I still haven't done very much packing. I have a lot of work in front of me for sure!

My Kitchen

Sometimes when I drop off the girls I drive by the house, it makes me feel so much better. I'm not feeling as stressed about the repairs, I can feel people praying for peace for us.

Another thing that makes me feel better is looking at pictures of the home. Here are some that I took last time we were there. I love that there is a desk in the kitchen! We don't have a desk right now so most of our bills just get thrown in a basket on the counter. Also the pantry is a lot bigger than what I have now - plus there is another one in the hallway, so there's two pantries! There's also a lot more cupboard space and an island.
